Attic Rodent Cleanup & Insulation Replacement

Once the rats are out and the house is sealed, the attic often needs cleaning: droppings, nests and contaminated insulation removed, the space sanitized, and new insulation installed.

Seal first, then clean

Cleaning an attic that rodents can still reach wastes the money. The usual order is: remove the rodents already inside (rat removal), seal the entry points (rodent proofing), then clean and re-insulate.

What attic rodent cleanup includes

  • Assessment: how far droppings, urine and nesting have spread, and whether insulation can be spot-cleaned or must come out.
  • Removal: nests, droppings and contaminated insulation, typically vacuumed out with commercial equipment and bagged.
  • Sanitizing: treating the attic surfaces after removal.
  • Repairs: chewed wiring, ducting or vapor barrier, which may need a separate trade.
  • Re-insulation: new blown-in or batt insulation to the specified R-value.

Not every rodent company does insulation. Some handle exclusion and refer the insulation work out. Ask who does each part.

When insulation needs replacing

Signs that insulation should come out rather than be spot-cleaned include widespread droppings, urine staining or odor, tunnels and flattened areas through the insulation (like the photo above), and nesting material spread across the attic. Ask the contractor to show you photos of what they find.

Safety: why not just vacuum it?

The CDC warns against sweeping or vacuuming rodent droppings, urine or nests with household equipment because it can put contaminated particles in the air. For small spots, its guidance is to ventilate the space for 30 minutes, wear gloves, spray the area with disinfectant until very wet, let it soak, and wipe it up with paper towels. A whole attic is a different scale of job.

Questions to ask

  • Will you remove all the insulation or spot-clean, and why?
  • What R-value will the new insulation be?
  • Is the house sealed before cleanup starts?
  • Who repairs chewed wiring or ducting if you find it?

Common questions

What is the average cost of attic cleaning?

HomeGuide lists basic attic cleaning at $100 to $500, and cleanup plus old-insulation removal and new installation at about $2,200 to $6,200 on average. Rodent-specific cleanup is listed at $600 to $1,000. Your quote depends on attic size, insulation type and how much is contaminated.

Do I have to replace all the insulation after rats?

Not always. Light activity near one area can sometimes be spot-cleaned. If droppings, urine and tunneling are spread through the insulation, removal and replacement is usually recommended. Ask the contractor to show you photos and explain why.

How long does attic cleanup take?

Many attic cleanups take one to three days, depending on attic size, access, and whether insulation is removed and replaced. Get the timeline in the written quote.

Can I clean rodent droppings myself?

The CDC advises against sweeping or vacuuming droppings, because that can put particles in the air. Its guidance is to ventilate, wear gloves, wet the area with disinfectant, let it soak, and wipe it up. For a whole attic, most homeowners hire a professional.
